Preparation
If you plan to obtain a mortgage to buy a house, you will find that obtaining pre-approval from a mortgage broker or bank before you begin will greatly enhance the success of your home search. That way you will know exactly what you can afford, so you won't be disappointed by falling in love with something that is out of your reach.  And you won't miss out on something you really want because of any delay in demonstrating your ability to buy it.  We will recommend mortgage brokers we know and trust or help you evaluate others you may wish to interview.

The Search
After we work with you to identify the type of property you want and the amount of your housing budget, we will preview properties on the market and contact owners of properties that are not currently on the market where appropriate. Our commitment to you is that we will tailor the search to your needs.  Our knowledge of your market area can save you a lot of time and energy and help you with the next step.

The Evaluation
We will help you compare and evaluate the properties you have selected and work with you to determine an acceptable purchase price. We will share information on factors that affect future value and the current housing market.

The Offer
When you are ready to make an offer on the house you select, we will help you craft an offer that works for you and is as attractive to the seller as possible, so that we can negotiate the best price and terms for your needs. Negotiating the offer involves more than the price, and we can help structure the offer in a way that will bring all the elements into a package that will be attractive to the seller.

The Contract
Once the contract is agreed, fulfilling the agreement requires close attention to details.  We will be there with you along the way.

The Inspection
Using our experience and knowledge of Austin resources, we will introduce you to inspectors and contractors you can rely on that are suitable for the type of property you are considering. Our experience may be valuable to you in contemplating improvements or renovations, especially as you weigh how they might affect the value of the property.

The Title and Closing
We will monitor the commitment for title insurance, transfer of loan documents, preparation of closing documents, and review the final closing statement to be sure that everything is in order in a timely way to closing.

After Closing
We are available to you on a continuing basis to help you evaluate your property, suggest contractors, engineers, lenders, and decorators. We will be continue to be there for you with the personal service we specialize in providing.
